Application Criteria

The Housing Association is targeting new tenancies at local young families employed and on lower incomes who would most benefit from living in affordable accommodation.

Local is defined as having lived within 3 miles of Beccles Town Hall, or Bodleian Court in Gorleston respectively for a minimum of 10 years.

Employed means currently in permanent, full or part time employment working a minimum of 20 hours per week. In the case of joint applications from couples, at least one of them to be in employment.

Acceptance onto the waiting list will be determined by the above and additional criteria, and the position on that list determined by the applicant’s(s) personal circumstances which includes but is not limited to;

Relationship status, children, applicant’s(s) age(s), income and current living arrangements.

Prior to being allocated a property all applicants would be subject to a reference check and interview, after which a decision on their suitability as a prospective tenant would be made, and this decision by the directors would be absolute and final in every respect.

Please note that on average the Association allocates around 6/7 properties each year so it could be some time before you could be offered a property.

Application Process

  • The first step is to submit the completed application form along with all the documentation requested. Please also download and read the GDPR Notice and How to Rent Guide.
  • Once processed your initial position on the waiting list will confirmed, however please note that future applicants may meet more of the criteria  so could be placed higher up the list.
  • Once near the top of the waiting list an updated form will need to be completed and any changes to the original application noted.
  • Prior to being offered a tenancy a reference check will be carried out on all applicants.
  • Subject to a satisfactory reference and the current circumstances still meeting our criteria, then applicants will be called for an interview.
  • Following the interview, confirmation of their acceptance as a prospective tenant or not will be posted out and those accepted will be offered a suitable property when one becomes available.

The Tenancy

Successful applicants  will generally be offered an initial two year Assured Shorthold Tenancy, which will convert to a rolling monthly tenancy at the end of the initial period. This will be subject to the tenant's (s) having kept to their obligations under the terms of the tenancy including:

  • The rent account being kept up to date.
  • The property being kept clean and in good decorative order.
  • The garden having been kept tidy.
  • Good relations maintained with neighbours.
  • Repairs reported on time, and appointments with contractors and officers attended.
